Pinnacle, an American Management Services Company LLC, is a full-service real estate management and brokerage firm, providing fee management of real estate assets. Since our founding, Pinnacle diversified to include brokerage, a natural extension of the company's property management services.

Our management portfolio consists of more than 1,000 properties totaling over $17 billion in assets.

Currently, Pinnacle is one of the most substantial managers of tax credit property managers in the country with a separate national compliance group.

The planned housing developments are part of U.S. Army, Air Force, or Navy privatization programs, enabled by the Military Housing Privatization Act, which Congress approved in 1996. The MHPI allows the military to obtain private sector capital and expertise to develop, manage, and improve military family housing. As a result, the Department of Defense is able to provide its men and women with the best housing the marketplace has to offer with minimal tax-dollar investment.

Pinnacle assists in managing the daily challenges faced by association managers. We ensure that all fiduciary obligations are met by creating accurate and well founded budgets. We provide our clients with monthly operating statements and narratives outlining the financial and management activity for the month and year-to-date. We provide communications to all homeowners keeping them informed of community activities and reminded of the rules and regulations. And when disputes arise, we act as an outside mediator, thereby avoiding conflict.

Too often there are physical and financial problems with assets that require additional capital expenditures or other resources that don't come to light until after the purchase. That's why due diligence is a critical aspect of acquisition. Pinnacle is well suited to provide due diligence because our experienced investment professionals understand the local market and can identify problems early.

Our experienced, professional investment managers work with our brokerage department early in the asset purchase or sale process to identify physical and financial problems. By assisting in the due diligence process, we are better prepared for the imminent takeover of the property. Pinnacle has extensive knowledge and experience in establishing Low Income Tax Credit management and compliance monitoring programs. With careful and consistent application of operational policies and procedures executed by highly trained site personnel, Pinnacle has successfully managed for numerous tax credit and Housing Authorities throughout the United States. Our specialized experience and technical competence provides the staff with the oversight and training necessary to develop an "in-house" LIHTC property management program.
